How do I know if my roof needs repair or a full replacement?

Some common signs to watch for include:

  • Leaks or water stains in ceilings or walls

  • Missing, cracked, or curling shingles

  • Excessive granule loss (you see granules in gutters)

  • Sagging or soft spots in roof decking

  • Roof age: many asphalt shingle roofs last 20–25 years (or longer with good maintenance)

  • Repeated patching/repairs or widespread damage

If the damage is limited and your roof is relatively young, a repair might suffice. But if large portions are failing or the roof is nearing its expected life, replacement may be more cost-effective in the long run.

How long does a roof replacement or installation typically take?

The timeline depends on multiple factors: the size and complexity of the roof, the roofing material, weather conditions, and any needed structural repairs beneath the shingles. On average, most residential roofs can be replaced in a few days.

Do you need to remove my old roof? Can you install over existing shingles?

In many cases, it’s recommended (and preferable) to tear off the existing roof to allow inspection of the decking, ensure proper ventilation, and prevent hidden damage.

We’ll evaluate your specific roof and recommend the best route.

What roofing materials do you work with? What options do I have?

We work with a variety of high-quality roofing materials, such as:

  • Asphalt / composite shingles

  • Metal roofing

  • Specialty / impact-resistant roofing

  • Waterproofing membranes & systems

We’ll help you choose a material based on your budget, aesthetic preferences, and local climate conditions. Each roofing type has tradeoffs in cost, durability, maintenance, and appearance.

Will my homeowner’s insurance cover roof damage or replacement?

It depends on your policy and the cause of the damage. Many homeowner’s insurance plans cover damage from storms, hail, wind, fire, and fallen trees.

However, routine wear and aging are usually not covered. Deductibles, age exclusions, or depreciation may also apply. We can help inspect damage, document it, and work with your insurance adjuster to maximize your claim.

How much will a new roof cost?

There’s no one-size-fits-all answer, but the cost depends on factors like:

  • Roof size, pitch, and complexity

  • Choice of materials

  • Tear-off / disposal of the old roof

  • Structural repairs, if needed

  • Location, labor, permits, and local code requirements

We always provide a free, no-obligation written estimate so you know exactly what you’ll pay (or what your insurance will need to cover).

How often should I have my roof inspected or maintained?

We recommend at least one inspection per year, ideally before and after severe weather seasons.

Maintenance such as clearing debris, checking flashing, cleaning gutters, and minor repairs can significantly extend your roof’s life.

What should I look for when choosing a roofing contractor?

Here are some key questions to ask your roofer:

  • Are you licensed, insured, and bonded in my area?

  • How long have you been in business?

  • Do you use employees or subcontractors?

  • Can you provide references or photos of past projects?

  • What warranties do you offer on both materials and labor?

  • Will you get the necessary permits and handle inspections?

  • How do you handle clean-up and debris removal?

  • What safety protocols do you follow?

We’re transparent with all of this information and happy to answer your concerns.

What warranties do you offer?

We offer up to 50-year labor and 50-year material warranties, both backed by the manufacturer. We’ll clearly outline warranty coverage in your contract so you know what is protected and for how long.

What happens if it rains during the roof installation?

Weather is always a factor in roofing. We watch forecasts and plan accordingly. If rain interrupts the work, we secure the roof, install temporary tarping if needed, and resume work as soon as it’s safe and dry. We estimate contingencies in the timeline for such delays.

Can you help with emergency roof leaks or storm damage?

Yes, we offer emergency repair services to stop leaks, protect your interior, and prevent further damage. After stabilizing the situation, we will provide a full assessment and plan for permanent repair or replacement.

Will a new roof affect my home insurance or property value?

Yes. A new, high-quality roof can boost your home’s resale value and may reduce insurance premiums (especially if your new roof uses impact-resistant or wind-rated materials). Always check with your insurer.

Do you offer free inspections or free estimates?

Absolutely. We provide free estimates within 12 hours so you can understand your options before committing.

What do I need to do to prepare for a roof replacement?

Here are a few things you can do to make the process smoother:

  • Clear driveways, walkways, and outdoor furniture

  • Move vehicles away from the house

  • Inside your home, remove fragile or loose items from walls, shelves, or ceilings

  • Make sure access points are clear (attics, yards)

  • Communicate any special requirements (pets, accessibility) upfront

  • We’ll handle most of the logistics, cleanup, and coordination.
